Uttar Pradesh Housing and Development Board

The Uttar Pradesh Housing and Development Board, following its recent administrative directive (Order No. 985/Co./3/7-98/557/169 dated 26 July 2023), has reactivated the Janhit Guarantee Software module. This decision impacts the transfer fees for all residential properties under the UPAVP, while commercial and group housing properties remain exempt.

Customers holding residential properties can now proceed with transfer processes by applying through the Janhit Guarantee Portal at janhit.upda.in.

The Board previously calculated transfer fees based on a combination of the land’s circle rate and a reassessed construction cost, adding a one percent discrepancy charge. However, a revised fee structure has been introduced for all residential properties. The fees are tiered as follows: properties valued up to ₹5 lakhs incur a ₹1,000 fee; those between ₹5 to ₹10 lakhs, a ₹2,000 fee; properties from ₹10 to ₹15 lakhs, a ₹3,000 fee; from ₹15 to ₹50 lakhs, a ₹5,000 fee; and properties over ₹50 lakhs, a ₹10,000 fee.
