Uttar Pradesh Real Estate Regulatory Authority (UP RERA)


The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) recently issued a directive asking state developers to provide project registration certificates containing QR codes to current and prospective homebuyers. The new measure follows UP RERA’s recent overhaul of the registration certificate layout, now featuring a digital signature from the secretary along with an embedded QR Code.

These certificates encompass crucial project details such as the project and promoter’s names, registration number specifying the month and year, duration including start and completion dates, as well as project and promoter addresses. The QR code holds essential registration conditions, including the promoter’s commitment to allocate 70% of proceeds from allottees and project finance into a designated bank account solely for construction expenses and land acquisition.

UP RERA requires developers to print and prominently display the QR code-laden project registration certificate in their office and project site marketing areas to ensure visibility to potential and existing homebuyers. By scanning the QR code using their mobile devices, homebuyers can access comprehensive project details via the authority’s web portal, including land information, approvals, quarterly progress reports, etc. The project registration certificate is issued in Form-C. Additionally, promoters are advised by the authority to integrate the QR code across their websites, promotional materials, brochures, standees, billboards, and social media platforms.
